New Member Spotlight- Ray Hill, Historic King Drive Business Improvement District No. 8

Name/Title/Company: Ray Hill / Executive Director / Historic King Drive Business Improvement District No. 8

Briefly tell us what you do, and length of time in the CRE industryI focus on strengthening commercial corridors through strategic real estate development, property management, and community revitalization. I support small business and property owners by helping them navigate funding opportunities, access professional services, and implement improvements that enhance both the functionality and aesthetics of their spaces. My experience includes overseeing streetscape and infrastructure upgrades, reducing commercial vacancies, and attracting tenants that align with the district’s economic development goals. I’ve led efforts around zoning overlays, public-private partnerships, and building stabilization a combination of over 20 years in the multifamily and commercial real estate sector.

What project or professional accomplishment are you most proud of?: One of the accomplishments I’m most proud of is leading the creation and implementation of the Bronzeville Developer Incentive Overlay. This zoning tool was thoughtfully designed to encourage inclusive and intentional redevelopment in Milwaukee’s historic King Drive corridor. It allows for increased building height and residential density to better support multifamily housing, while also expanding allowable uses such as live-work spaces, ground-floor retail, and cultural or community-serving institutions.

How would you like to be more involved in NAIOP Wisconsin?: I would love to deepen my involvement with NAIOP Wisconsin through its policy and advocacy work, particularly around how real estate legislation and development trends are shaping cities with similar demographics and challenges as Milwaukee.

Tell us about your family: Happy Married to my husband with an awesome blended family that includes 3 teenagers!

What is your favorite quote?: John Maxwell "Change is inevitable, growth is optional"

What is something about you most people don't know?: Who knows, I stay being embarrassing or embarrassing someone.

What is your favorite restaurant and why?: Fixture pizza and wings, because I can put mikes hot honey on all of it.
